Settlement
Settlement is when soil compresses and the structure sinks a little over time.
Why it matters
Some small settlement is normal, but uneven settlement creates cracks and structural stress.
Where people get this wrong
A drywall crack can be normal settling, or it can be a warning sign. Context matters. Water around the foundation can worsen settlement in some soils.
Real-world example
One corner of the house settles more than the rest. The floor feels slightly sloped and doors rub. That is the kind of slow problem you want to prevent at the foundation stage.
Where this hits your build
This matters during site work and foundation. Mistakes here get buried and are expensive to fix later. Pay attention before concrete is poured.
